Downsizing in Fargo-Moorhead, at Your Pace
Moving out of a home you’ve lived in for years is a big decision, and it doesn’t have to be rushed.
I’m Eric Miller, a REALTOR® and Seniors Real Estate Specialist® (SRES®) with Real Broker, LLC. I help people plan the move, sell the home they have, and find a next place that fits the life they want now.
How I Help
1. Make a plan that fits your timeline
Some people move in a few months; others plan for a year or more. We’ll map out the steps, the likely costs, and the order that makes sense for you.
2. Know what’s worth fixing
As a licensed home inspector, I’ll walk through your home and help you sort what’s worth doing before you list, what can wait, and what to leave for the buyer.
3. Understand what your home is worth
You’ll get a clear, honest market analysis so you can plan your next step with real numbers.

4. Sell and buy in the right order
Whether you sell first, buy first, or need both to happen close together, I’ll help you weigh the options and work with your lender, attorney, or financial advisor as needed.
5. Find your next home
One-level homes, townhomes, condos, 55+ communities, or a move closer to family. I look at each option with an inspector’s eye, so you know what you’re getting into.
6. Connect with local help
I can point you to local movers, downsizing and organizing help, and estate sale services, so you’re not doing it all alone.
Common Questions
When is the right time to downsize?
There’s no single right time. Many people start thinking about it when stairs, upkeep, or yard work take more effort than they’d like, or when they want to be closer to family. A no-pressure conversation can help you decide whether now, later, or not at all makes sense.
Should I sell my house first or buy my next home first?
It depends on your finances, the market, and how much flexibility you want. Selling first gives you a clear budget; buying first can make the move easier. Eric walks through both paths with you and, where needed, your lender.
Do I need to clear out the house before I list it?
Not entirely. Most homes show best with less in them, but you don’t have to finish sorting everything before listing. Eric can help you plan what to do first and point you to local help.
What kinds of homes do downsizers in Fargo-Moorhead look for?
Many look for main-floor living, fewer stairs, less yard to maintain, and easy access to shopping, health care, and family. Options include one-level houses, townhomes, condos, and age-restricted 55+ communities where available.
Will I owe taxes when I sell a home I’ve owned for years?
Many homeowners can exclude a large part of their gain on a primary residence from federal income tax, but the rules depend on your situation. Talk with a tax professional before you sell; Eric can coordinate with them.
